What do I do if I need to change the terms of the lease?

A lease is a legally binding agreement and cannot be changed without the consent of all parties. Should you breach the lease by leaving early, typically you will be responsible for the “Remove Tenant/Reletting Fee” and rental payments until the end of your lease, or until the property is re-leased. Contact our office to discuss your particular situation.

Can I sublease my apartment?

No. We do not allow residents to sublease their apartment or room.

How can I get out of my lease?

If a tenant wants to be removed from the lease early with an approved replacement, they must pay a Remove Tenant/Reletting Fee and follow the Add/Replace/Remove Tenant form process. You must either provide Matchbox with someone to take over the lease or work with Matchbox to allow showings and marketing. You will not be removed from your lease and its obligations until this process is officially completed and finalized.

Am I still responsible for rent once I pay the Remove Tenant/Reletting Fee?

Yes. You are responsible for rent until someone else takes over your lease. Communicate with your Property Manager as early as possible — they may have suggestions on finding a replacement.

Do I have to do anything once someone signs a new lease for my apartment?

Yes. You'll need to clean the apartment to “like new” condition, since the incoming tenant moves in the same day you move out.
