Move-In And Move-Out Inspections In Harrisonburg: What Renters Should Know About Security Deposits
July 1, 2026
Move-in and move-out inspections are an important part of renting a home in Harrisonburg, VA. They help document the condition of a rental unit at the beginning and end of a lease and are often tied directly to how a security deposit is handled. Understanding how these inspections work can help prevent confusion later and make the move-out process smoother.
What Move-In And Move-Out Inspections Are
A move-in inspection records the condition of the home at the beginning of the lease; a move-out inspection reviews the same space at the end of the lease to show what changed during the tenancy. Together, these two inspections create a clear before-and-after record.
Why These Inspections Matter
Inspections are commonly used to help determine what falls under normal wear and tear versus what may be considered damage, which can affect how a security deposit is handled at the end of a lease.
What To Document During A Move-In Inspection
Renters should document any issues that are not included in the move-in report and are beyond normal wear and tear. Inspect walls, floors, and baseboards; doors, locks, and hardware; windows, blinds, and screens; appliances and fixtures; bathrooms and plumbing; and smoke detectors and other safety devices. For any issues reported, photos must be submitted.
The Virginia Residential Landlord and Tenant Act defines a 5-day window for tenants to submit corrections or additions to the inspection report provided at the start of the lease.
How Inspections Connect To Your Security Deposit
At the end of a lease, the move-out inspection is compared to the move-in inspection. This comparison helps determine whether deductions from the security deposit are needed.
Reporting Maintenance During Your Lease
If something breaks or stops working, report it through the resident portal as soon as possible. This helps get the issue fixed early and creates a record showing it was reported during your lease.
Move-Out Expectations For Renters
Before a move-out inspection, rental units should be emptied and reasonably clean. Tenants receive a move-out letter with a complete checklist 30 days before lease end and again 7 days before lease end, typically covering removing all personal belongings, cleaning appliances, counters, and bathrooms, and sweeping and mopping floors.
How Matchbox Handles Inspections
All move-out inspections are performed by a Matchbox agent. Tenants can request to be present if they make a written request at least 72 hours in advance of the lease end date. Within 45 days of the termination of the tenancy, Matchbox will determine whether a refund is due or a balance is owed, in strict accordance with the Virginia Residential Landlord and Tenant Act (VRLTA). Matchbox has the right to an additional 15 days, with notice, if awaiting bills from third-party vendors.
If you disagree with the findings or any deposit deductions, you must submit your dispute in writing to securitydeposit@matchboxrealty.com within 20 days from the date you receive your security deposit return form.
