1. Keep Your HVAC System Running Efficiently

Air conditioning is working overtime in the summer, so small adjustments can make a big difference. Make sure vents are not blocked by furniture, rugs, or storage. A steady thermostat setting helps your system run more efficiently than constantly raising and lowering the temperature. Per your lease, filters should be checked and replaced about every 30 days, more often when your AC is running hard.

If your AC is running but not cooling, or you spot ice forming on the unit, let us know through the resident portal right away.

2. Watch for Humidity and Moisture Buildup

Summer humidity in Virginia often stays high for extended periods, especially in July and August. Running the bathroom fan during showers, and for 15–20 minutes after, helps reduce humidity significantly. Watch for early warning signs of moisture issues: musty smells, peeling paint, or dark spots around vents, ceilings, or corners.

3. Stay Ahead of Summer Storm Damage

After storms, take a quick walk through your home and check windows, doors, ceilings, and areas under sinks for signs of water intrusion. If you notice anything concerning, snap a few photos or a quick video and submit a work order right away. For a true emergency, like rapidly rising water, call 9-1-1 first.

4. Reduce Common Summer Pest Issues

Warm weather brings increased pest activity across Harrisonburg. Keep doors and windows sealed, avoid leaving food or trash exposed, and take out trash regularly. Even a slow drip under a sink can attract pests fast, so report leaks early.
